We work at the client's pace, we don't force decisions, and we'll coordinate with you on the treatment side when that's appropriate and the client consents.

One thing worth knowing before you refer: we don't use the word “hoarding” with clients, families, or in our notes. It appears on our website only because it's what people search. Your client will never hear it from us.

Home Health & Geriatric Care Managers

Fall risks. Blocked exits. A kitchen nobody can safely use. We clear the pathways and build systems the client can actually maintain — not a magazine version that falls apart in a month.

Contractors & Restoration

The remodel can't start until the room is empty. The water damage can't be assessed under six feet of belongings. We clear ahead of your crew and we don't hold up your schedule.

Property Managers

Turnovers, abandoned units, tenants who need help before they need an eviction. We can sort, haul, and reset — and we can be discreet about it.

What we’re actually like to refer to.

We call your client within one business day. Not a form response. An actual phone call.

We start with twenty minutes on the phone, free. No pressure, no pitch. If it isn't a fit, we'll say so and point them somewhere better.

We quote in writing before we start. Large projects are quoted by phase. Your client knows the cost of the next step before committing to it — never an open-ended bill.

Our team is insured and background-checked. Every organizer signs a confidentiality agreement. We don't photograph a home without written permission. We don't discuss clients — with anyone, ever.

We can be discreet about it. Park down the street, work with the blinds closed, schedule around when neighbors are home. Just ask. We do it often, and nobody on our team thinks twice.

We don't shame anyone. Not the client, not the family, and not you for making the referral.

Referring takes about two minutes.

  1. Send us a name and a phone number. Email, text, or call. That's the whole process. If you'd rather introduce us over email, we'll take it from there.

  2. We call them within one business day. We handle the awkward part of the conversation so you don't have to.

  3. You get a status update. With the client's permission, we'll let you know whether they booked, what the timeline looks like, and when the space will be ready for you.

  4. You stay in the loop, or you don't. Your call. Some partners want a weekly update. Some want us to disappear until it's done.

We don’t pay referral fees. We discount your client instead.

We want to be straightforward about this, because you’ll wonder.

We don’t pay for referrals, and we don’t accept payment to send business the other direction. It keeps things clean for licensed professionals, it keeps our recommendations honest, and it means that when we tell your client they need you, it’s because they need you.

So instead of writing you a check, we take that money off your client’s project. Every dollar we would have spent buying the referral goes to the person you sent us. The details are below.

Your clients get terms we don’t publish.

Referred clients aren’t treated like inbound leads. They come to us already trusting someone, and we price accordingly.

The walkthrough is free. Everyone else pays $49 for an on-site assessment, credited toward the project. Your client doesn't pay it at all — whether they book with us or not.

10% off our standard organizing rate. Applies to home resets, downsizing, and multi-room projects. Severe clutter and chronic disorganization work is quoted separately, since that requires specialist certification and a slower pace.

Priority scheduling. Partner referrals go to the front of the calendar. If you're working against a closing date, a move-in date, or a court deadline, tell us and we'll build the plan backward from it.

A quote you can hand to your client. Written within 48 hours of the walkthrough, phased, with a firm number for phase one. You can put it in front of a seller or an executor without hedging.

Two ways to handle payment. Your client picks.

Take the discount, pay as we go.

Ten percent off the standard rate, invoiced by phase as each one is completed. The rate is locked for 90 days from the walkthrough, so a delayed closing or a family that needs time to decide doesn't cost them anything.

Or pay at closing or payout.

For sellers who need the house ready before they have the money, and for executors waiting on an estate to settle, we can defer the organizing portion until the property closes or the estate distributes. Standard rate applies in that case — the discount and the deferral are alternatives, not a package. Hauling, disposal, and materials are still due as incurred, since those are costs we pay out of pocket the same week. Requires a signed agreement approved before we start.

Most clients with cash on hand take the discount. The ones whose money is locked up in the house take the deferral. Either way, your timeline stops being their cash flow problem.

If you refer regularly, we’ll set up standing terms so you don’t have to ask each time.

Nothing usable goes in a dumpster.

This matters to your clients more than they’ll say out loud. A lifetime of belongings doesn’t feel like trash to the person who accumulated it, and “we’ll haul it away” is often the sentence that makes a family stop the project cold.

  • Anything still usable gets donated — to organizations serving people with disabilities, veterans, and people in recovery.
  • Every load is sorted before it leaves the house. Nothing valuable gets hauled off by accident, and nothing leaves without the client's say-so. Not one box.
  • Donations are delivered, not dumped. We take them where they'll actually be used, and we can document where they went.
  • What can be recycled is recycled. Trash is the last option, not the first.

For executors, fiduciaries, and attorneys: this gives you a defensible record of what left the property and where it went, rather than a single line item for a dumpster.

For everyone else: it’s usually the thing that lets a client finally say yes.
